Moving to Lagos is not simply buying a home near the ocean. It means choosing the right residence route, understanding what happens between arrival and a Portuguese residence card, arranging healthcare and deciding whether the rhythm of the western Algarve still suits you in January. D7 and D8: similar destination, different evidence
D7 for income that does not depend on a Portuguese job
The D7 residence visa is generally the route discussed by retirees and people supported by stable income of their own, such as pensions, rents, dividends or other recurring resources. The Portuguese consular authority asks for general residence-visa documents plus evidence of the income on which the application relies.
Expect to document identity, accommodation in Portugal, criminal-record checks, insurance and means of subsistence. D8 for remote work performed for clients or an employer abroad
The D8 route is aimed at remote employees and independent professionals whose work is carried out for people or organizations outside Portugal. The official document list asks for proof of the work relationship or services and average monthly income over the previous three months equal to at least four Portuguese minimum monthly wages.
That threshold is indexed, not permanent. Do not build an application around a euro amount copied from an old blog post. Check the current minimum wage and the consular checklist when applying.
What happens after the visa
A residence visa is the entry stage, not the final residence card. After arrival, the applicant completes the residence-permit process with AIMA. Build slack into timing: appointments, translated or apostilled records and requests for fresh evidence can turn a neat online timeline into a longer real one.
The 2026 IMT change and the residency refund
Portugal changed its property-transfer tax rules in 2026. Under the new wording described in Decree-Law 97/2026, an individual who is not Portuguese tax resident can face a 7.5% IMT rate when acquiring an urban home.
The important point for a mover is the exception: if the buyer becomes Portuguese tax resident within two years of acquisition, the special non-resident rule does not ultimately apply. The buyer may request reimbursement from the Portuguese Tax Authority of the difference between the amount paid and the amount resulting from the general IMT rates.
Plain English
You may have to fund the higher non-resident IMT at completion and claim the difference later. Becoming tax resident is not the same as merely obtaining a visa, spending time in Portugal or owning the home. Confirm the cash requirement, the evidence and the refund procedure before signing a promissory contract.
A separate exception applies when a qualifying property is placed into residential rental within six months at a monthly rent no higher than €2,300 and the letting conditions are maintained for the required period. That is not the usual route for someone buying a home to occupy.
This is precisely the kind of issue to model with a Portuguese tax adviser before the deposit becomes non-refundable. A seller's website cannot determine your tax residency or calculate your entitlement.
Healthcare: public access and private cover
Portugal's public system is the Serviço Nacional de Saúde, usually shortened to SNS. A foreign resident can obtain an SNS user number and register with a local health centre once the required identity and residence details are in place. A user number identifies you in the system; it does not automatically settle every question about coverage or payment.
New arrivals commonly maintain private insurance during the visa process and while their Portuguese registrations are being completed. Some residents continue with private cover for faster access to selected specialists, dental care and private hospitals. In an emergency, call 112. For a move, assemble a portable medical file: prescriptions by generic name, vaccination records, a concise medical history and enough medication to cover the transition. Check import and prescription rules rather than assuming a US prescription can simply be refilled.
International schools from Lagos
Families in Lagos usually compare the daily commute as carefully as the curriculum. The main international-school options are outside the old town, so a map and a school-day drive matter more than a brochure distance.
- Vale Verde International School, near Burgau west of Lagos, offers an English-language international education and is the nearest obvious starting point for many Lagos families.
- Aljezur International School serves secondary-age students on the western side of the Algarve and is relevant for families drawn to the west coast.
- Nobel Algarve British International School has a Lagoa campus east of Lagos, broadening the choice but adding a longer commute.
- Portuguese public and private schools are also options. Placement, language support and catchment rules should be checked directly.

Will you find an English-speaking community?
Yes, but it is healthier to think of Lagos as international rather than English-only. English is common in tourism, property and many services. International families, retirees, remote workers and long-term residents meet through sports clubs, school networks, coworking spaces, volunteering and local groups.
Portuguese still changes the quality of daily life. It helps at the health centre, with tradespeople, in municipal offices and with neighbors. A move works better when English makes the landing easier and Portuguese makes the place feel like home.
The United Newark–Faro nonstop
United introduced seasonal nonstop service between Newark Liberty and Faro, giving the Algarve its first direct scheduled connection with the United States. It is a summer-season route rather than a year-round promise. Schedules can change by year and operating day, so confirm the exact dates on United before arranging a move or closing trip.
Outside the seasonal window, common alternatives connect through Lisbon or a European hub. Faro Airport is approximately an hour from Lagos by road, depending on traffic. Lisbon is a longer transfer but gives a broader year-round transatlantic network.
